Case 2026-04 (Rush Power Systems Rezoning): Approved 5-0 to recommend rezoning approximately 13 acres at 1014 Irene Road from Rural Holding to Planned Industrial District.
Case 2026-05 (Rush Power Systems Special Use): Approved 5-0 findings of fact and approved 5-0 to recommend approval with 4 conditions for planned development with deviations including outdoor storage, cultivation over 20% of lot, flexible landscaping placement, delayed street frontage landscaping, 40-foot driveway width, 110-foot flare width, crushed asphalt for outdoor storage, sidewalk waiver, and native plantings over 8 inches.

Discussion items
Commission discussed clarification on fencing amendments regarding arterial streets and through lots for Case 2026-01.
Commissioner Gnewuch questioned whether green markings on site plan represented parking spaces for Case 2026-02. Staff confirmed handicap space would be added on north side where none currently exist, and obstructions shown would be removed. Setbacks confirmed already in place.
Commission asked about gaming license status; staff reported 36 of 50 available licenses currently in use with some expiring soon.
Applicant Kullar expressed concern about cost of architect-stamped plans required as condition. City Attorney clarified engineer-stamped plans required for building permits. Clarified food service not required for gaming, but health department approval needed for on-site alcohol consumption.
For Rush Power Systems cases, applicant explained company is generator service provider for hospitals and government agencies, currently employing 16 people with plans to hire additional technicians.
Staff reported several potential projects anticipated and 2 cases scheduled for May 12, 2026 meeting.
